Division 3: Multi-Residential – Contextual Low Profile (M-C1) (M-C1d#) District
Purpose

The Multi-Residential — Contextual Low Profile District:
b
has Multi-Residential Development that will typically have higher numbers of Dwelling Units and traffic generation than low density residential dwellings and M-CG District;
e
allows for varied building height and front setback areas in a manner that reflects the immediate context;
h
provides landscaping to complement the design of the development and to help screen and buffer elements of the development that may have impacts on residents or nearby parcels.

The following uses are additional discretionary uses on a parcel that has an existing building used as a Place of Worship — Large or Place of Worship — Medium provided any new development proposed does not result in the increase of any assembly area:
Rules

In addition to the rules in this District, all uses in this District must comply with:

the applicable rules for the Special Purpose — Community Service District for those uses referenced in sections 587(2) and 588(2) and (3).
Setback Area

The depth of all setback areas must be equal to the minimum contextual multi-residential building setback and building setback required in section 592.
Building Setbacks

Unless otherwise referenced in subsection (2), the minimum building setback from a property line shared with a street is the greater of:

The minimum building setback from a property line shared with a street for a street-oriented multi-residential building is the contextual multi-residential building setback less 1.5 metres.

Unless otherwise referenced in subsection (5), the minimum building setback from a property line shared with another parcel is 1.2 metres.

The minimum building setback from a property line shared with another parcel for a street-oriented multi-residential building is zero metres, when the adjoining parcel is designated:
Building Height and Cross Section

Unless otherwise referenced in subsections (2) and (3), the maximum building height is 14.0 metres.

Where the parcel shares a property line with a parcel designated with a low density residential district, M-CG or H-GO District, the maximum building height:
b
increases proportionately to a maximum of 14.0 metres measured from grade at a distance of 5.0 metres from the shared property line.

14.0 metres measured from grade at a distance greater than 3.0 metres from that shared property line.

The maximum area of a horizontal cross section through a building at 12.0 metres above average grade must not be greater than 40.0 per cent of the maximum area of a horizontal cross section through the building between average grade and 10.0 metres.
