Engelhart Reed: A Great Place to Call Home
When Engelhart Reed decided to move their headquarters, they had a checklist for what they were looking for. The general contractors found exactly what they needed in Point Trotter Industrial Park in southeast Calgary.
Scott Price, ER’s Senior Site Supervisor, nods when he describes what the location offers. “It’s convenient for our suppliers who generally work in this area exclusively for us, provides easy access to Stoney Trail and Glenmore Trail for tenants with distribution needs, and is nearby to our owners.” Price pauses as a City bus drives by. “Plus, there’s service from Calgary Transit which is a real bonus.”
Seamless and smooth
Price says the whole purchase experience of working with The City for Development Permits and other approvals was a good one. “Dealing with The City’s development experts regarding servicing connections, driveway crossings and coordination was great,” says Price. “They were always easy to contact and accommodating when it came to scheduling.”
Something new for Engelhart Reed is a shift into land development. “Moving from our Eastlake location, to here was a chance to diversify our business in terms of shifting from the contracting side to real estate side,” Price explains. “Until now, 99 per cent of the operation has been industrial tenant improvements. This was an opportunity for the company to actually build base buildings.”
Great location for many tenants
When it comes to the type of tenant ER is hoping to attract, Price says they’re very flexible. The building is well-suited to a wide range of companies: technical, service, wholesale, administrative, small and large distribution operations, and offices that need a small amount of warehouse space.
One attractive feature of the 30,000 sq. ft. building that’s divided into four equal bays, is the fenced compound in the rear. “Each bay gets a 75 ft. wide by 50 ft. deep secured storage area in the back — a benefit that isn’t often offered.”
Parking just one of the benefits
Tenants will also be able to take advantage of other attributes. “There are a good number of parking stalls and three driveways which helps with traffic,” Price says, pointing out the window at Engelhart Reed’s highly sought after corner lot location.
No matter who the new tenants are, they will be in good company. The area is also home to such well-known businesses as Home Depot, Canadian Tire, CSA Transportation and Trailcon.
