A hail event influence adjustment has been applied to properties in northern Calgary communities impacted by the August 2024 hailstorm. This adjustment accounts for the physical condition of those properties as of December 31, 2024, ensuring fairness in the assessment process. Property owners can find details of this influence in their property detail report noted within their secure access Assessment Search account.

Over 51,000 single detached or duplex properties in the following communities are affected:

Where can I find out if I received an adjustment for hail damage?

To find out whether your property received a market adjustment for hail damage please log onto your secure Assessment Search account. If you don’t have an account, we have easy to follow information help set up accounts and use Assessment Search.

Market adjustments are noted in your Property Detail report, as an influence and will show as specified as a “Hail Event”.

My property was damaged by the August 2024 hailstorm, but I don’t have the Hail Event influence on my Assessment Search account?

Why did The City apply an adjustment for the August 2024 Hailstorm?

The City applied an adjustment for the August 2024 hailstorm to ensure the 2025 property assessments fairly reflected the physical condition of properties as of December 31, 2024. While the assessment value is typically based on the July 1, 2024, valuation date, the hailstorm occurred afterward, leaving many properties damaged by the end of the year.

In accordance with the Municipal Government Act legislation, adjustments were made to account for the damages, promoting equity and fairness in the assessment process. This ensures that property values accurately represent their physical state as of the legislated condition date, avoiding undue financial burden on property owners affected by the storm.

Will this adjustment be reflected next year or subsequent years?

No. The Hail event adjustment applied for the August 2024 hailstorm will be removed when your property is reassessed for the 2026 assessment roll.
