Housing Strategy November Update
- No new updates regarding the lease. As shared previously, the lease with HomeSpace for the Family Housing site has been established based on the Council-approved Method of Disposition and will commence on April 1, 2025.
- The land use application (LOC2024-0261) has been submitted by HomeSpace and is now under formal review by City Planning. The deadline for public comment is November 28, 2024. The development permit has not yet been submitted.
- As mentioned in our last update, site preparation costs continue to be supported by The City’s Housing Land Fund to keep development-related expenses low and support overall affordability. These costs remain on track to come in at or below previously identified budget, with an estimated $915K allocated for de-risking the site.
- HomeSpace broke ground on the north Family Housing site at Whitehorn on November 1, 2024. The event focused solely on the north site.
Housing Strategy September Update
- We continue to work through the process of establishing a lease with HomeSpace for the Family Housing site based on the Council-approved Method of Disposition. We anticipate finalizing the lease agreement near the end of this month. Conversations between The City’s planning team and HomeSpace have occurred and a Land Use application from HomeSpace is the next step in the process.
- We are committed to supporting site preparation costs to help keep development related costs low in support of overall affordability. These costs are being covered through The City’s Housing Land Fund and we are anticipating that actual costs are going to come in at or below budget (estimated $915K for de-risking the site).
- It was recently brought to our attention through the Ward Office of a resident's concern regarding the condition of the site. Administration has responded to the Ward Office with information about the site maintenance plan and confirmed that the grass was cut on September 19th. The City will continue to maintain the site until the lease is signed. Once that milestone occurs, the responsibility will be transferred to HomeSpace.

- We have established a lease with HomeSpace for the Family Housing site based on the Council-approved Method of Disposition. The lease will commence April 1, 2025.

- HomeSpace and The Mayor’s Office are preparing for a groundbreaking event for the Family Housing site at Whitehorn on November 1, 2024. This event will be focused solely on the north site, as per email exchanges from earlier this week.
