The area is highly visible and accessible. Within close proximity to the Barlow. There are Fall/Winter operations - hockey, ringette, figure skating and other ice related bookings.
The skate shop is in a prime location within the Max Bell Centre, offering excellent visibility and accessibility. It boasts high foot traffic within the building, making it an ideal destination for a wide range of activities.
During the fall and winter, the centre specializes in ice-related bookings, including hockey, ringette, and figure skating. In the spring and summer, the facility seamlessly transitions to dry pad operations, accommodating lacrosse, ball hockey, and special events.
Multiple boardrooms and multipurpose rooms are available for rent on-site.
Project location
The building is near the Barlow – Max Bell LRT station, Deerfoot Trail, parks, and pathways.
Organization will need to apply for annual exemption themselves.

Terms and Conditions:
Subject to Termination upon 180 days written notice by either party.
The Licensee shall pay a security deposit equal to two (2) months’ rent on or before the Lease Agreement Commencement Date.
The Licensor shall grant the Licensee early possession of the demised premises for operational responsibilities for a fixed period to be negotiated by both parties prior to commencement date. During the fixturing period, the Licensee shall not be responsible for rent but shall be responsible for all operating costs.
The Licensor shall be responsible for all operating costs including but not limited to electric, gas water, sewerage, business taxes and property taxes, etc., facility maintenance and asset maintenance of the building and site.
The Licensee’s share of all operating costs including but not limited to electrical, gas, water is included in the annual lease ( Additional “Rent”(Operating Costs)) payment excluding business and property taxes.
The Licensor shall be directly responsible for all maintenance of the Property, including but not limited to snow removal, ice and debris removal, grass cutting and weed and garbage control.
The Tenant shall maintain a tidy, clean, and sanitary condition of the lease area at their cost and expense, though, the Landlord has contracted service for regular cleaning of office spaces, the Landlord accepts no responsibility of lost or stolen items.
The Landlord shall have access to the Property for maintenance and will provide 24-hours written notice, excluding emergencies in which notice will be provided as soon as possible
The Licensee is to be directly responsible for all building permits or development permits that may be require during the course of the term and must comply with the Land Use Bylaw.
The Licensee shall accept the Property on an “AS IS” BASIS and be responsible for all regulations associated with occupancy. Improvements and renovations are subject to the Licensor’s prior written approval and are at the Licensee sole cost and expense.
The Licensee shall not assign the License in whole or in part or sublet all or any part of the Licensed property whatsoever, without the prior written consent of the Licensor, which consent will not be unreasonably withheld; and the Licensee shall be responsible for all administration cost incurred with the assignment to the License.
The Licensor will not provide any compensation for any Brokerage fees associate with the negotiation and execution of a License agreement.
Any changes in operating hours must be communicated in writing to the Licensor.
The Licensee shall be responsible for building signage and must be approved in writing prior to installation from the Licensor.
The licensee shall not build or place any improvements on the Property without prior written approval from the Licensor.
The Licensee shall remove all improvements at their cost and expense as agreed upon with the Licensor.
The Licensor will not provide any designated parking stalls for staff all parking is on a first come first serve basis.
All staff, patrons and agents of Tenant are expected to abide by the general rules and regulations of the Landlord as they apply to customer contact and security
Any incidents, comments or concerns related to security; cleaning of maintenance is to be communicated in writing to the Landlord.
